Considering all of the research, the condition of the home, it's location, size and all of the other details that go into pricing properties, there is a range to consider.
The lower end of the range will get people excited about the fair market value they perceive at the listing, and you have a higher chance of a good sale, sometimes over asking due to multiple offers.
The higher end of the range, will see a more discerning buyer turn out, with negotiating on their minds, first and foremost. Fair market value is always something to consider when deciding on price... but just under fair market value is what gets people excited and in a buying mood.
